How often should sliding doors be serviced in South Florida?

Inland, an annual tune-up is a good rhythm. Within a mile or two of salt water — beachfront, Intracoastal, or barrier islands like Key Biscayne — twice a year is smarter, because salt air attacks hardware constantly. Doors that open onto pool decks also earn the more frequent schedule; chlorinated spray is nearly as hard on bearings as salt.

What should I use to lubricate my sliding door between visits?

A dry silicone spray on a clean track, sparingly. Avoid oil-based products and especially WD-40 — they leave a wet film that grabs sand and turns your track into a grinding paste. And always vacuum the track before lubricating, never after.

Can maintenance really prevent the big repairs?

It prevents the cascade. Almost every expensive sliding-door repair follows the same chain: dirty track wears the rollers, dying rollers gouge the track, the dropped panel breaks the latch alignment. Interrupting that chain early — clean track, healthy rollers, correct height — is the whole game.
